There are 70 homes listed for sale in Wallingford PA and Nether Providence Township on September 26, 2017 with an average asking price of $388,027.

New homes are expected to be a “primary driver of sales in 2018,” as 1.33 million housing starts are predicted next year—up from 1.22 million in 2017, according to Freddie Mac’s September Outlook report, which gauges future real estate activity. Total home sales are expected to increase about 2% from 2017 to 2018, according to the report.

Economists also predict that the uptick in housing starts, coupled with a moderate increase in mortgage rates, will help slow the run-up in home prices next year. Freddie Mac forecasts a 4.9% increase in home prices in 2018, lower than the 6.3% growth seen so far this year. Mortgage rates also are up from near-record lows in 2016, prompting predictions that refinancings will fall to 25% of mortgage activity in 2018 – the lowest share since 1990, according to Fannie Mae.

Copples Lane Sidewalk Project Nears Completion Which Is Being Funding By A Grant From PennDOT

August 2017 finished with 22 closed translations vs 19 last year. The average sales price increased 4.2% over last year coming in at $356,207. August’s 22 sales consisted of 19 single family homes, 2 condos, and 1 twin.

The 19 single family homes sold for an average price of $397,329 and averaged 55 days on the market. Last August single family homes sold for an average price of $432,407 and were on the market an average of 48 days.

220 Turner Road had the highest selling price for the month at $830,000.

Fourteen listings went under contract during the month – 5 single family homes, 3 twins, 2 townhouses, and 1 condo with an average asking price of $282,255 and were on the market an average of 76 days.

The number of mortgage applications for home purchases continues to underwhelm, despite rates being at their lowest levels since November. Mortgage applications for purchasing a home dropped 3% last week on a seasonally adjusted basis.

The annual gain in purchase applications remains positive (4% higher than a year ago), but they’re narrowing as the supply of homes for sale falls and makes it tougher for buyers to find and afford a home, CNBC reports.
