The Open House will be held on Friday June 15th between the hours of 7:00 and 9:00 PM. You are invited to this 4th annual Open House for light refreshments, and to view the  antique tool collection arranged in the Carriage House by Dan Lordan for his Eagle Scout project.

–  Cabinet Hardware: Repair loose knobs and pulls by tightening screws,

replacing stripped screws, and plugging gaps with wood filler. Alternately,

you may decide to replace knobs and pulls entirely. There is a wide variety

of options to choose from in every price range, and from simple to ornate.

 

– Door Hinges: It’s common to find paint on door hinges, yet it’s an easy

mistake to correct. Paint can be removed by washing it with hot, soapy

water and scrubbing with a toothbrush. Afterward, use a paint stripper that

is safe for all surfaces and then shine things up with brass polish.

 

–  Door Knobs: Door knobs are everywhere in your home! Be sure that they

are all tightly attached and sparkly clean to make a great impression. Use

polish for brass knobs and warm water and dish soap for stainless steel.

Title Insurance Rates Increasing In July

Effective July 1, 2012 you can expect to dig a little deeper into your wallet for title insurance. Title insurance rates in the state of Pennsylvania will increase by 7%. The Pennsylvania Insurance Department has termed this change as Title Insurance Simplification And Rate Increase.

The simplification refers to the establishment of a single rate structure for home purchases, and a single rate structure for non-sale title insurance for mortgage refinancing.

There will no longer be a discount for the rate for title insurance based upon the length of time that has elapsed since the last title has been issued.

Currently there is a rate know as the reissue rate, that is 10% less than the standard rate for a buyer who is obtaining title insurance on a home where title insurance has been issued within the last ten years.

US Navy Airship Sighted In The Wallingford Sky

US Navy Airship Over Wallingford,PA

 

A US Navy airship made a brief appearance over the skies of Wallingford, PA today at approximately 11:30 AM.

According the the US Naval Air Systesm Command web site the MZ-3A is 178 feet long, capable of flying up to 9,500 feet and cruises at 45 knots. The ship is fitted with two Lycoming engines and has space for one pilot and nine passengers. It has been operated by the Navy since 2006.

The MZ-3A is used as a testbed for intelligence, surveillance, and reconnaissance. The airship sports new markings and colors, with the rudder emblazoned with red, white and blue stripes, celebrating the Centennial of Naval Aviation.

WALLINGFORD PA REAL ESTATE – MAY 2012

May 2012 Wallingford PA sales were strong with 18 homes sold during the month, 11 more than in May 2011. The average selling price bested last May by 19.1% – $51,401 –  coming in at $320,472. The average price was boosted by two sales substantially above the norm – one at $700,000, and another at $875,000. Taking those two high sales out of the mix, the average price was still a solid $301,667.

Four condominiums and townhouses sold during May for an average price of $143,375. The average selling price to original list price percentage of 83.74% shows a continuing weakness in the condo townhouse market.

Single detached homes were on the market an average of 103 days, while condominiums/townhouses took an average of 247 days to go under contract.

 

There were 18 Wallingford PA homes sold in May 2012.
