Although existing home sales slowed in most of the country in December 2017 as a whole was the best year for sales in 11 years.
In Wallingford the 221 closed transactions mark the best sales year since 2003 when 241 homes sold – the average price then stood at $241,352.

The National Association Of Realtors (NAR) has predicted that Philadelphia is the winner in the real estate wars based upon the rise in home price of the two competing cities.
Philadelphia gets the most improved honor, having posted a 23.2% increase in home prices since the last time the two teams played each other at a Super Bowl in February 2005. Meanwhile, the New England area has posted a 14% increase in that time.

Preceding the President’s State of the Union address this week, the “State of the Housing Union” released by realtor.com is characterized by strong but unsatisfied buyer demand, tight inventory in a robust and growing economy.
The new tax law – which caps the mortgage interest deduction for primary and secondary residences at $750,000 and limits state and local tax deductions – is expected to impact the upper end of the market in 2018.
The outlook for the general economy is upbeat; buoyant consumer confidence is anchored by unemployment reaching historic lows and the current strength of the U.S. stock market, but projections for the housing market were less rosy with sales growth of existing homes cooling in 2017, rising 1.1% last year compared to 3.8% in 2016.
Hampered sales were of course the result of low inventory rather than a lack of demand. Inventory fell 8.8% nationally in 2017, compared with 10.7% the previous year despite solid increases in new construction of single-family homes over the past two years.

Foreclosure filings in 2017 fell their lowest level since 2005 and decreased 27% from last year’s levels according to ATTOM Data Solutions, a real estate data research firm.
Foreclosure filings were reported on 676,535 properties nationwide in 2017 which represents just .51% of all housing stock in the country. When filings were at a peak during the housing crisis, they represented 2.2% of all U.S. housing units. Filings were down 76% from their peak of nearly 2.9 million properties in 2009.
New Jersey, Delaware, Maryland, Illinois and Connecticut had the highest foreclosure rates in 2017.
There were 5 foreclosures reported in the MLS for Nether Providence out of 221 properties sold representing 2.3% of transactions. In 2016 the percentage of foreclosures stood at 4.2%
