The 2nd quarter of 2021 in Wallingford PA staged quite a recovery over last year posting 69 closed transactions vs 38 last year in a market restriced by the pandemic. The average sale price rose a healthly 11.2% over last year to $425,957.

Sellers reaped the benefits of a market with very limited inventory with 39 homes selling for more than the asking price and overall homes averaged just 12 Days On Market. The ratio of selling price to original asking price was over 100% at 102.9%.

The amount of real estate that changed hands during the quarter more than doubled over last year rising to $29,391,000.

The core category of single family homes recorded 41 sales with an average selling price of $565,485 compared to last year’s average selling price of $450,652 when 29 singles homes sold.

Days On Market averaged just 12 days vs 14 last year.

April recorded 16 sales, May had 20 sales, and 33 homes were sold in June.

The highest priced home sold in the quarter was 108 Avonbrook Road which sold in April for $950,000.

The 1st quarter of 2021 in Wallingford PA saw a total of 37 homes sold, a decrease of 17 homes over last year. As buyers chased limited inventory the average sales price increased 15.7% to $381,882 from last year where it stood at $330,014.

A total of $14,129,642 of real estate changed hands during the quarter.

The core category of single family homes recorded 24 sales, decreasing from 35 last year, with an average selling price of $482,696 compared to last year’s average selling price of $409,122.

Days On Market averaged 35, a significant drop from last year when it averaged 49 days.

A total of 58 homes sold during the 4th quarter of 2020 in Wallingford PA. Sales volume for the quarter exceeded last year by 10 homes. The average selling price saw a robust 34.8% increase, rising to $420,429 when compared to last year’s 4th quarter average. The steep rise in price can be attributed to stronger sales in higher price ranges – above $500,000

The 42 single family homes sold during the quarter saw their average selling price increase 27.6% compared to last year’s 4th quarter going from $398,690 last year to $508,607 in 2020. Single homes averaged 24 days on the market during the year’s final quarter.

There were 19 sales in October, 21 in November, and 18 in December.

The highest priced home sold in the 4th quarter was 4 Fern Lane that sold in November for $1,006,000.

2020 YEAR END SUMMARY

As the 4th quarter closes marking the end of the year closed transactions fell slightly by 3 homes to 223 for the year, which is remarkable since the pandemic shut down real estate for almost 2 months. The average selling price in Wallingford finishes at $379,689 representing a 9.6% increase from the $346,407 posted last year. The median price rose from $324,000 to $375,000.

Single family home sales accounted for 161 of transactions for 2020, up from 155 in 2019. The average selling price of $452,648 represents a 8.5% increase over last year’s average of $417,262.

A shift of activity into the 3rd quarter as a result of pandemic restrictions in the historically busiest time of the year was evident as a total of 73 homes sold during the 3rd quarter vs 53 homes sold during the 3rd quarter of 2018 in Wallingford. The average selling price increased was off last year’s mark by less than 1% coming in at $382,698.

The 55 single family homes that sold during the quarter saw their average selling price slip by 3.6% compared to last year falling from $445,255 to $438,666. Single homes averaged 39 days on the market during the quarter.

In spite of the challenges the market has faced this year the sales for the year are only lagging last year by 13 homes with 165 Wallingford homes selling during the first 3 quarters of 2020. On a positive note the average sales price for the first 9 months has increased 2.7% to $365,368 over last last year for the July through September time frame.

There were 23 homes sold in July, 36 in August, and 14 in September.

The highest priced home sold in the 3rd quarter was 904 Twyckenham Road that sold for $1,040,000.

The 2nd quarter of 2020 in Wallingford PA did not escape the effects of the pandemic and the ensuing shutdown of the real estate industry. A total of just 38 homes sold during the quarter, down 54.2% from a total of 83 last year. The average sales bucked that trend rising 6.7% to $382,315.

A total of $14,527,978 of real estate changed hands during the quarter.

The core category of single family homes recorded 29 sales with an average selling price of $450,652 compared to last year’s average selling price of $407,087 when 62 singles homes sold.

Days On Market averaged just 14 days vs 30 last year.

April recorded 14 sales, May had 10 sales, and 14 homes were sold in June.

The highest priced home sold in the quarter was 101 Mulberry Lane which sold in June for $870,000.
