A total of 47 homes sold during the 4th quarter of 2018 in Wallingford PA. Sales volume fell 5 homes short of last year’s final tally. The average selling price also fell short of it’s 2017 counterpart falling $77,697 – a 23.4% decrease compared to last year. Sales of single family homes fell from 40 last year to 26 in 2018 accounting for a majority of the price drop.

The 26 single family homes sold during the quarter saw their average selling price drop 12.1% compared to last year’s 4th quarter going from $391,714 last year to $344,452 in 2018. Single homes averaged 177 days on the market during the year’s final quarter.

The highest priced home sold in the 4th quarter was 216 Fairfield Drive that sold in November for $518,000.

2018 YEAR END SUMMARY

Single family home sales accounted for 152 of the transactions for 2018, down from 170 single homes in 2017. The average selling price of single homes fell to $389,970, which is a 3.5% decrease over last year.

As the 4th quarter closes marking the end of the year closed transaction rose by 10 homes over last year to 231. The average selling price in Wallingford fell to $313,899 representing a 9.9% decrease from the $348,849 recorded last year.

The 40 single family homes that sold during the quarter saw their average selling price decrease by $20,220, falling 4.8% from $419,847 to $399,627. Single homes averaged 50 days on the market during the quarter.

The 2nd quarter of 2018 in Wallingford PA recorded a total of 82 homes sold surpassing last year’s volume by 16 homes and saw the average selling price decrease by 7.5% to $343,950. Total dollar sales volume rose to $28,203,905 and days on market increased 8.3% to an average of 75 vs 60 last year.

The core category of single family homes posted 58 sales with an average selling price of $414,883 compared to 55 single homes selling last year with an average selling price of $418,405 – a decrease of less than one percent.

April recorded 19 sales, May 25 sales, and 38 homes were sold in June.

The highest priced home sold in the 2nd quarter was 915 Truepenny Road that sold in June for $880,000.

At the mid point of the year 123 closed transactions have been recorded with an average selling price of $330,893 compared to 106 sales with an average selling price of $355,962 for the first six months of 2017.

As the 4th quarter closes marking the end of the year closed transaction rose by 7 homes over last year to 221. The average selling price in Wallingford rose to $348,849 representing a 15.5% increase from the $302,059 recorded last year.

Single family home sales accounted for 170 of the transactions for 2017, up from 155 single homes in 2016. The average selling price of single homes climbed to $404,317, which is a 14.0% increase over last year.

There were 16 homes sold in October, 19 in November, and 17 in December.
